19th century manor house with swimming pool and guest house.

History:

The manor house was built in the middle of the 19th century. The property was mainly used for tobacco and wine cultivation for export.

In the course of the world economic crisis of the 20th century, the owners left the property for South America and the estate was left to slowly decay.

In 1975, the house was purchased and inexpertly restored and modernised.

In 1988, the current owners acquired the property and after years of renovation and restoration work, managed to restore it to its former glory.

With its sub-Mediterranean, park-like garden, the property is unique.

Location /Infrastructure :

Miranda is a small hamlet in the municipality of Breña Alta, a rural area close to San Pedro, the administrative seat of Breña Alta.

The property is situated on a little frequented service road in the middle of a charming landscape with unobstructed views over the Breña, the capital of the island Santa Cruz and the Atlantic Ocean.

The plot of 4,991 m2 is divided into several terraces. In addition to a guest house at the edge of the plot, the plot has a large swimming pool with a small summer house. Furthermore, a garage was built at the entrance of the property. 2 water tanks serve the water supply of the property.

The manor house dates back to the 19th century.

The house is built with approx. 60 cm thick natural stone walls and in all rooms of the upper floor with roofs according to Canarian tradition as exposed wood constructions and covered with arab tiles

The ceilings between the ground floor and the upper floor are constructed with wooden beams and covered with wooden flooring in all rooms except the bedroom and the bathrooms.

Ground floor:

Entrance with staircase, salon, 1 office (bedroom), kitchen and terraces covered with natural stone on all sides.

Upper floor:

Staircase, hallway, salon, 1 guest room, 1 bedroom, 2 bathrooms, balcony, storage room with heating - and hot water system.


Equipment:

The interior doors are coffered solid wood doors in Canarian style.

The windows and outer doors are made in old Canarian tradition with mullioned windows, including shutters. The exterior doors are analogous to the windows or coffered solid wood doors.

The salon on the upper floor is heated by central heating. The heat pump installed for this purpose also produces hot water for the kitchen and the sanitary facilities.


An open fireplace in the salon provides additional comfort.

All floors are covered with ceramic tiles in 1a quality or with natural stone slabs (marble). The bathrooms are covered with marble slabs, both on the walls (room-high) and on the floor.

The master bathroom is equipped with a bathtub, shower, WC and a washstand.

The guest bathroom has a shower, WC and washbasin and is covered with ceramic tiles to door height. Ceramic tiles were also used for the floor.

The large fitted kitchen is made of solid wood by a carpenter and has a granite worktop.

Freezer/refrigerator combination, ceramic hob, oven and dishwasher are present.

Traditionally crafted Canarian cupboards and built-in wardrobes provide ample space.

The property is sold furnished.

Guest house:

The guest house from the 1990s was built in reinforced concrete pillas with 20cm exterior walls.

The concrete gable roof with arab tiles is visible inside the house up to the gable and creates a wonderful feeling of space.

Particularly noteworthy is the property's edge location with its own driveway and car parking.

Layout:

Hall, hallway, kitchen with small dining area, lounge, 2 bedrooms, 1 bathroom and a spacious covered veranda with sea view and a sheltered breakfast terrace.

In all rooms the floors are covered with ceramic tiles, only in the living room a wooden floor was used.

All windows, exterior doors and interior doors are made of solid wood in Canarian style.

The bathroom is equipped with ceramic wall tiles (door-high).

Freezer/refrigerator combination, ceramic hob, oven and dishwasher are provided.

A Franklin oven is installed for cooler days.

Hot water is supplied by a gas boiler.

The property is sold furnished.

Outside facilities:

The property is fenced with natural stone walls .

A garage was built in the 1990's. The garage is covered with natural stone.

On the lowest plateau a pool (approx. 10m x 6m) was built and rounded off with a summer house (approx. 20m2) with a shady, covered terrace in front.

The summer house was also built in the Canarian style.

Underneath the summer house is the technical room with shower bath.

2 large closed water reservoirs with a 12-day water allocation of approx. 1 hour serve for the automated irrigation of the garden.
